Forked Pine is an economic development incentives firm focusing on small businesses and non-profits seeking to begin operations in economically distressed areas. We utilize the full range of local, state, and federal incentives to increase access to capital for our clients. We were involved with the first New Markets Tax Credits transaction in Oklahoma in 2003 and have used USDA programs, TIF, CPACE, Historic Tax Credits, Opportunity Zones and have negotiated various types of sales, use, and property tax exemptions for clients. With over 35 years combined experience and more than $1 billion in incentives obtained through dozens of successful transactions, we are uniquely qualified to find creative solutions to capital needs.

Clarksville Hospital

Assisted Dr. Arjumand Hashmi and investor group to secure financing for a new 33,000 square foot heart specialty hospital in rural Clarksville, Texas. The financing included $16.4 million in NMTC allocation, a $12 million loan with a USDA B&I loan guaranty, and a $5.5 million C-PACE loan. Closed November 2023 with net benefit to client from NMTC financing of approximately $3.5 million in upfront funding.

Assisted affordable housing manufacturing company to secure financing to refinance and renovate 271,400 square foot shuttered manufacturing facility in Oklahoma City. The financing included $12 million in NMTC allocation and $8.5 million loan from local bank. Closed October 2023 with net benefit to client from NMTC financing of approximately $2 million in upfront funding.

Oklahoma center for nonprofits

Assisted nonprofit in Oklahoma City to secure financing to construct new headquarters and educational facility. The financing included $10 million in NMTC allocation and $7.9 million loan from local bank. Closed May 2023 with net benefit to client from NMTC financing of approximately $2 million in upfront funding.

Lauderdale Hospital

Assisted hospital management company to secure financing to construct new rural hospital in Tennessee. The financing included $22 million in NMTC allocation and $16 million loan with USDA B&I loan guaranty. Representation involved assisting NMTC consultant and legal representation of bank lender. Closed March 2022 with net benefit from NMTC financing of approximately $3.5 million in upfront funding.

Assisted family-owned trailer manufacturing company to secure financing for a new 500,000 square foot manufacturing facility in Paris, Texas. The financing included $29 million in NMTC allocation and an $18 million loan with a USDA B&I loan guaranty. Closed October 2021 with net benefit to the client from NMTC financing of approximately $5 million in upfront funding.

CSR Plastics Recycling

Assisted start-up plastics recycling company to secure financing to renovate and equip 70,000 square foot shuttered manufacturing facility in rural Oklahoma. The financing included $7 million in NMTC allocation, a $5.5 million loan with a USDA B&I loan guaranty, $1 million credit support from The Cherokee Nation of Oklahoma and an additional $500,000 grant from The State of Oklahoma. Closed May 2021 with net benefit to the client from NMTC financing of approximately $1.5 million in upfront funding.
